The dream of having its own stadium is becoming more and more real for Flamengo. In this sense, according to information from the "Mundo rubro-negro" portal, Flamengo does not see the contamination of the Gasologista land as a significant obstacle to the construction of its stadium on the site, either in terms of costs or as a possible obstacle to obtaining a license. environmental impact in the work.
The club's board of directors reflects on what happened at the Gentileza Terminal, which was built on a piece of the same land that was previously expropriated by the city hall, as has now happened with the portion of land that will be auctioned next Wednesday (31)
The cost of cleaning the land for the construction of the Gentileza Terminal, according to documentation obtained by Flamengo, was R$ 6,935,407.22, in an area of 27 thousand square meters. The area where the Flamengo stadium will be built is around three times larger, which would cost approximately R$21 million if the expenditure were linear. Flamengo estimates, however, a cost of between around R$15 million and R$20 million.
This spreadsheet must be presented to the club's advisors at the Deliberative Council meeting next Monday (29) as part of the efforts to calm fears that the construction of the stadium may be economically unviable for Flamengo.
In a project with an estimated value of up to R$2 billion, this would represent an increase of around 1% of the total value of the work, which does not impact Flamengo's economic viability calculations to build the stadium on the Gasometer site.
Based on what happened with Terminal Gentileza, the club also does not believe it will have difficulties with environmental licensing. In the process of building the Gasometer, licensing left the sphere of Inea (State Environmental Institute), and became the responsibility of the City Hall's Economic Development Secretariat, which will grant a Municipal Remediation and Installation License.
As happened at the Gentileza Terminal, Flamengo should not be forced to carry out a total decontamination of the land, but rather just remove the top layer of soil, measuring around one meter, and cement the land, thus isolating it from the contaminated portion. The only difficulty is that this condition of the land will prevent any underground work from being carried out, such as garages, and all construction will have to be above ground level.
The technical feasibility study envisages that the stadium Flamengo will have 1,500 vacancies. But in the final project, this number should double, as Flamengo cannot depend, in its mobility plan, on the construction of a garage building or other spaces on adjacent land.
The land is contaminated because for almost a hundred years it was used to store and distribute natural gas, operating at 118 thousand cubic meters per day and being the largest in the world. The gasometer was deactivated in 2005.
