Flamengo purchased the land for R$ 138,195,000.00 for the construction of the new stadium, but they still don't know if this will be the total amount to keep the space in the Gasometer region. The rules of the city council's notice place responsibility for possible losses in court on the club's account, in the dispute between Caixa Econômica Federal (CEF) as litigant.
Articles 11.7 and 11.8 of the final version of the notice, dated July 9, make clear the obligation of the successful bidder (Flamengo ) in the payment of "any difference, if any, between the value of the winning bid at the auction and that fixed in the expropriation process".
In the terms of purchase and sale of the property, the club undertakes to assume any judicial liens, taxes, tariffs and fines levied on the property, "renouncing, irrevocably, the right to subsequently charge such amounts from the Municipality".
For the lawyer specializing in administrative law Francisco Defanti, these conditions create some uncertainty about the final amount to be paid by Flamengo to take over the land in the central region of Rio de Janeiro, in addition to directing any possible loss to the club.
"There is no up or down parameter low. The value could be very high. It's a risk. It is the main risk that Flamengo runs. For any bidder who enters this model, the risk is this: you don't know what the value set by the judge will be up front. And Flamengo is committed to paying the difference that may be determined by the judge. This is both in the notice and in the promise of purchase and sale" - said Defanti in an interview with the portal "Lance".
Flamengo trusts in well-done expertise
Flamengo is aware of the litigious process ahead and calculated the risks before entering the auction. Before the notice, Flamengo offered R$250 million to reach an agreement with the current owners. The expropriation process could have been carried out amicably, but there was no agreement. For this reason, the City of Rio initiated the expropriation process because it considered the property "abandoned and without fulfilling its social function".
Now, an expert was appointed by the Court to determine the value of the property. Any possible divergence with the assessment made by the city hall will be resolved by the judge.

O Flamengo acertou, nas últimas horas, a venda do atacante Juninho para o Pumas, do México. Mesmo concentrada para a semifinal da Copa Intercontinental, no Catar, a diretoria segue ativa no mercado e já trabalha na reformulação do elenco pensando em 2026.
A informação foi divulgada inicialmente pelo jornalista Bruno Andrade, da ESPN. O negócio foi fechado por 5 milhões de euros, valor que corresponde a aproximadamente R$ 31,7 milhões na cotação atual, encerrando a passagem do camisa 23 pelo Mengão.
Um dos principais pontos da negociação é o retorno financeiro. O valor pago pelo clube mexicano é o mesmo desembolsado no início da temporada para contratar o atacante junto ao Qarabag, do Azerbaijão. Com isso, o clube consegue liberar espaço na folha salarial e recuperar o investimento feito em um jogador que, apesar da expectativa criada, não conseguiu se firmar como titular ou protagonista ao longo do ano.
Apesar do acordo já definido, Juninho não deixará o grupo imediatamente. O camisa 23 segue integrado à delegação em Doha e permanece à disposição do técnico Filipe Luís para a sequência da Copa Intercontinental. A transferência será oficializada somente após o término da participação do time no torneio. O Flamengo enfrenta o Pyramids FC neste sábado (13) e, caso avance, disputa a final no dia 17.
Contratado como aposta após boa passagem pelo futebol do Azerbaijão, Juninho encontrou forte concorrência no setor ofensivo e teve oportunidades limitadas. Ainda assim, deixou sua marca em momentos importantes da temporada.
No Campeonato Carioca, anotou o gol do título diante do Fluminense. Na Libertadores, marcou o gol da vitória contra o Deportivo Táchira, na estreia, garantindo três pontos fundamentais. Já no Brasileirão, balançou as redes contra o Sport, em Pernambuco, dando início à reação que resultaria em vitória fora de casa. Ao todo, o atacante soma 32 partidas disputadas, podendo chegar a 34 jogos, com quatro gols marcados.

Enquanto atletas e comissão técnica concentram esforços na disputa do Intercontinental, a diretoria segue ativa no mercado da bola. O Flamengo encaminhou a contratação do atacante colombiano Sebastián Villa, que pertence ao Independiente Rivadavia (ARG), segundo informou o jornalista Daniel Pérez.
A primeira investida foi de 6 milhões de dólares (cerca de R$ 32 milhões), mas acabou recusada. Na sequência, o clube elevou a proposta para 8,5 milhões de dólares (aproximadamente R$ 46 milhões), valor que teria selado o acordo com os argentinos.
Aos 29 anos, a expectativa é que o atacante chegue ao Rio de Janeiro no início da próxima temporada. A princípio, Villa chega para disputar posição na ponta esquerda, atualmente ocupada por Samuel Lino e Everton Cebolinha.
Com 1,79m de altura, o colombiano também atua em outras funções ofensivas. Já foi utilizado como segundo atacante e ponta direita. Em recente duelo contra o Defensa y Justicia, por exemplo, jogou mais centralizado e contribuiu com uma assistência na vitória por 2 a 0.
Villa iniciou a carreira no Tolima (COL), antes de ser negociado com o Boca Juniors (ARG), onde ganhou projeção internacional. Após a passagem pelo clube argentino, teve uma experiência breve no futebol búlgaro e, posteriormente, retornou à Argentina para defender o Independiente Rivadavia.

O Flamengo entra em campo neste sábado (13) para enfrentar o Pyramids (EGI), em Doha, no Catar, pela semifinal da Copa Intercontinental. A bola rola a partir das 14h (horário de Brasília), em duelo que vale vaga na grande final do torneio.
Para a partida decisiva, o técnico Filipe Luís não tem desfalques por lesão ou suspensão. Allan e Viña ficam fora por opção técnica. Já Pedro, recuperado de uma lesão muscular na coxa esquerda, voltou a ser relacionado e pode ganhar minutos ao longo do confronto. Assim como o Mais Querido, o Pyramids não possui baixas confirmadas.
