One of the main finance experts in football clubs in Brazil, César Grafietti, responsible for the Convocados Report, made a calculation in his weekly column to demonstrate that Flamengo has the economic means to pay for its own stadium without the need of becoming SAF, as defended by president Rodolfo Landim.
The expert calculated that Flamengo could have more than R$200 million per year to invest in the stadium if it increases its revenue from ticketing and fan membership from the Maracanã concession and reduce investment in signings for the football team
“Flamengo has a cash generation that is greater than the revenue of 15 clubs in Series A. Even with the capital needs turnover, there is still money left over, which is used to pay debts in installments, which are increasingly smaller, and essentially to hire athletes. In 2023 it was R$279.6 million, which allows for always strong and competitive squads. Here is the possibility of investment in the stadium. It is from this value that the calculation needs to be made”, wrote Grafietti.
According to the expert, if it manages to increase its matchday revenues by 30%, Flamengo will have an additional R$78 million per year available to invest in the stadium, which would add up to R$140 million from the halving of investment in signings, “which gives a total of R$218 million available to cover any financing”.
Flamengo can look for a partner for the stadium, but without SAF
In order not to reduce investment in football, Grafietti suggests that Flamengo look for a partner to build the stadium. But he emphasizes that the model would not be that of a SAF.
“It could be a private investor, a real estate fund, someone who comes in with capital and reduces the debt, without Flamengo having to give up investments in the squad to support the stadium. What is the club's compensation? Revenues! In addition to the potential and satellite revenues that newer stadiums allow, such as stores, restaurants, museum, the club is still capable of generating more than R$250 million in direct box office revenue. This would be enhanced with efficient relationship programs, or enough to deliver values above R$300 million annually to the partner. There is no need for shows and uses outside of football. Much less creating SAF to deliver something beyond fixed assets”, he writes.
For the expert, “it is possible to conclude that the operation of building Flamengo's own stadium is feasible“.
< “Of course there are risks, but if mapped correctly and with solutions addressed fairly, it could be another great success for the club”, he concludes.
