The negotiations of Flamengo with Caixa Econômica Federal to purchase the land in Gasologista, where the club wants to build its stadium, are still embryonic. But it's not just Caixa that Mengo has to convince. The club also has to talk to the city hall, which doesn't like the idea.
According to GE, the government is against building a stadium at the site for different reasons. This wing of the government that does not like the idea has the technical opinion that the location is sandy, and therefore makes the construction of a stadium unfeasible.
In addition, there is also the urban point of view. The city council understands that Flamengo games in the region could block traffic on Avenida Brasil, making traffic in the city of Rio de Janeiro difficult. Therefore, the government is not in favor of a Flamengo stadium in the Gasometer.
With Caixa, the values still differ. The investment fund acquired the land in 2012 for R$220 million. But Flamengo is trying to take advantage of the abandonment and damage to the land to pay R$250 million, the maximum amount the club is willing to offer. However, Caixa plans to receive around R$400 million, a difference of R$150 million.
Flamengo uses Terminal Gentileza as an example in negotiating with CaixaAlso according to GE, the club is trying to make use of the amount paid to purchase the land at Terminal Gentileza, right next to the land intended by Flamengo. R$40 million were paid to the bank to build the public transport integration station in an area of 77 thousand square meters.
Flamengo, in turn, wishes to acquire an area of 116 thousand square meters.< /a> Therefore, you understand that the desired value is fair. But even regarding the Gentileza Terminal, Caixa is still going to court to receive more.The teams play the first game of the quarterfinals at 7 p.m.

Bank asks for billion-dollar compensation to free up land in the Port Zone

New information has emerged about the legal impasse involving Caixa Econômica Federal and the Gasologista land, located in the Port Zone of Rio de Janeiro, where Flamengo's future stadium is planned. The state bank demands compensation of R$1.08 billion to free up the area for the club.
DEMANDS FROM CAIXA ECONÔMICA FEDERAL
According to the website Exame, Caixa is charging R$240 million for land ownership and R$840 million for air rights for the work, which would allow for an expansion of the construction potential of the stadium project. Only with the payment of this amount would the bank be willing to provide the site for construction.
In 2024, the City of Rio de Janeiro, led by Mayor Eduardo Paes, expropriated the Gasometer land. Mais Querido then acquired the area at an auction for R$146 million. However, Caixa Econômica challenged the transaction in court, triggering a long legal battle that has not yet been resolved.
To try to resolve the conflict, Flamengo, City Hall and Caixa are looking for an agreement that could put an end to the legal disputes. A deadline of mid-November this year was set for the parties to reach a consensus and make progress on the stadium project possible.
